CLIENT
The client is a listed German company in the consumer goods and adhesives industry with globally recognized brands and technologies in the Consumer Brands and Adhesive Technologies business units.
TASK POSITION
For the project, a new location was sought where research and test operations as well as expert training for newly developed products could take place. A suitable location was finally found in Ruhrstrasse. The building under construction corresponded exactly to the framework conditions defined by the client. Laboratory space, office areas, break rooms, test salons, academy rooms, a logistics warehouse, a restaurant and a canteen kitchen were accommodated on three floors. After completion of the approval phase, CP Bauteam was commissioned with the further construction work up to the turnkey handover.
PLANNING PROCESS
Together with the client, we opted for the cost-plus-fee model. This enabled a quick project start and dynamic execution with full cost transparency. Parallel to the implementation planning, we began to draw up the specifications and initiated the ordering of the central equipment. This close dovetailing of processes enabled a rapid start to the first trades.
REALIZATION PROCESS
In addition to the investment costs, particular emphasis was placed on design quality, functionality, cost-effectiveness and sustainability. The entire interior design was finalized and integrated into the construction process during the course of implementation. This was only possible because the client, CP construction team and all other project participants actively tackled the challenges together and developed viable solutions.
The aim was to achieve LEED Gold certification for the extension.
CHALLENGE
One of the biggest challenges was to create a working environment that met the specific requirements of the research and work processes as well as the needs of the employees in terms of communication, team spirit and the rapid exchange of information. This was achieved through modern, flexible office and work areas that combine efficiency with a pleasant working atmosphere. At the same time, an environment was created that strengthens team cohesion and promotes interdisciplinary collaboration.
Another challenge was the tight time frame. In order to ensure uninterrupted operations, the project was implemented in stages. This meant that each construction phase could be completed on schedule without disrupting ongoing operations.
