CLIENT
Dynavax GmbH develops cutting-edge vaccines at its Düsseldorf site and has proven expertise in toll-like receptor (TLR) biology.

TASK POSITION
Dynavax GmbH is a tenant of various office and hall spaces in Düsseldorf-Garath and is planning several construction measures, including extensive fire protection refurbishment and the expansion of highly specialized laboratory areas. CP Bauteam is already successfully completing the first construction phase (Hall B4) in 2021-2022.
The second construction phase will now follow as a turnkey general contractor project (KG 200-500).

PLANNING PROCESS
CP Bauteam has been commissioned with work phases 1-4 in accordance with HOAI as part of a general planning contract. The construction work will be carried out in a partnership-based construction team model.

REALIZATION PROCESS
The second construction phase comprises the construction of a solid intermediate level with columns and ceiling within an existing hall to increase the density of the laboratory space. The extension includes microbiological and analytical laboratories of protection level S2 as well as clean rooms according to ISO 8 standard. The technical equipment includes partial and full air conditioning systems, special exhaust air systems, clean room technology with FFUs, cold water generation, oil-free compressed air, clean steam, demineralized water, purified water and various laboratory gases (CO₂, O₂₂, N₂). The entire measurement, control and regulation technology (MCR), laboratory furnishings and commissioning, including all the necessary material supplies, are also included.

CHALLENGE
The conversion of the existing building is taking place during ongoing operations. This requires particularly close coordination between all those involved, as both the available space and the tight timeframe for the resumption of production place high demands on planning and execution. Through structured processes and precise construction phase planning, the team ensures that the construction measures are implemented on time – without significantly disrupting ongoing operations.
